When you are purchasing a property we will:

* Investigate Title to make sure that the person owns what is being sold
* Make all searches that may be necessary to ensure that there are no problems with the purchase
* Examine the Contract to ensure that it is fair
* Deal with all of your Lenders requirements
* Report to you in detail on all matters that affect the property so that you can make a reasoned decision on proceeding
* Prepare all necessary paperwork to complete the transaction and register you as the new owner of the property
* We are on the panels of most Building Societies and Banks and will be happy to assist you in deciding which mortgage product is right for you.

If you are selling at the same time then we will ensure subject to your instructions to us that both transactions proceed simultaneously. When you are selling property we will:

* Obtain the Title Deeds for the property, investigate Title to ensure that if there are any matters that the purchasers Solicitors may raise we can deal with them before they are raised to avoid delay. In that regard it is often better to contact us at the same time the property is placed on the market rather than when a purchaser is found so that we can resolve any possible problems.
* Deal with all matters that are raised by the purchasers Solicitors and proceed to exchange of Contracts.
* Deal with all the requirements of your Lender in order to discharge your Mortgage over the property and ensure a satisfactory completion of the sale.
